Check list of Mortgage Loan

1. Application Form duly filled and signed by applicant/guarantor
2. Two Passport Size Photograph of applicant/co-applicant/guarantor.
3. Bank A/c Statement for last 6 months.
4. Personal Identification Proof (Any one)
 Ø Photo Identity Card issued by present employer
 Ø Electoral I-Card
 Ø Passport
 Ø Driving License
 Ø PAN Card
 Ø Aadhar Card
5. Residential address Proof (Any one)
 Ø Electricity Bill
 Ø Telephone Bill (Land Line)
 Ø Electoral/Voters ID Card
 Ø Passport
6. For Salaried Class:
Ø  Latest salary slips for the last 3 months with break up and duly attested by the employer and countersigned by the applicant.
Ø  Income Tax Returns along with Form No. 16 for last 3 years.
7. For Agriculturists:
Ø  Income certificate from appropriate authority like Tehsildar/SDO/BDO etc
8. For Others:
Ø  Income Tax Returns for last 3 years duly acknowledged by income tax authorities.
9. For Self Employed/ Professional:
Ø  Balance sheets and profit & loss accounts of the business/profession along with copies of individual income-tax returns for the last three years, certified by a chartered accountant.
Ø  A note giving information on the nature of business /profession, form of organization, clients, suppliers etc.

In case of NRIs:
1. Copy of the employment Contract (If the contract is in any language other than English, the same       has to be translated into English and attested by Employer / Indian Embassy).
2. For Salaried:
Ø  Certified copy of the latest salary slips for the past 6 months.
For Self Employed/ Professional:
Ø  Balance sheets and profit & loss accounts of the business/profession along with copies of individual income-tax returns for the last three years, certified by a chartered accountant.
Ø  A note giving information on the nature of business /profession, form of organization, clients, suppliers etc.
3. Copy of the Identity card issued by the current Employer.
4. Copy of latest work permit.
5. Copy of the Visa stamped on the passport.
6. NRE Bank accounts pass book or statement of account.
7. Overseas Bank Account Statement for the last 6 months.
8. Bio-data covering educational qualifications, age, job experience, nature of profession/ business
etc., with necessary proof.
9. Guarantor forms along with net worth proof / income proof.
10. Undertaking from the employer for remittance of monthly installment, wherever feasible, if
stipulated in the sanction.
11. A salary certificate / income statement duly attested by our foreign office (including subsidiary
office) or certified by the competent authority available in the country may be produced. This
may also include Chartered / Certified Accountants, officials of Inland Revenue Dept. (similar to
Income Tax Authorities in India) or any other agency specified for the purpose. Wherever
attestation is not possible, this may be submitted duly notarized.

Property Related Documents:
· Original title deeds of the property offered for mortgage along with complete chain of title deeds
· Latest maintenance, Water Tax, Municipal Tax and any other such taxes paid receipt.
· Non encumbrance letter from Co-op Society (wherever applicable)
· Permission to create Equitable Mortgage from society / Development Authorities. (wherever applicable)
· Confirmation of society that Bank‟s lien on society records is noted. (wherever applicable)
· Any other documents specified by Bank‟s panel advocate in the legal opinion/ title clearance
report.

List of Documents to be submitted by the Applicant for Auto loan

    (Investment Details with supporting Xerox documents like NSC, LIC, etc)
3. Two Passport Size Photograph of applicant/guarantor.
4. Proforma invoice (Quotation) issued by authorised dealer of the Vehicle company. Basic price, octroi (wherever applicable), Sales Tax / VAT, RTO charges, Insurance charges etc should be separately mentioned in the invoice issued by the dealer.
5. Photocopy of Pan Card
6. Personal Identification Proof (Any one)

Exchange Rate Mechanism

There is two type of Exchange Rate Mechanism:
A. Direct quotation
B. Indirect quotation

a. Direct quotations:
Under a system of Direct Quotations, the exchange rates are quoted where the unit(s) of
Foreign currency remains constant, whereas the home currency units fluctuates : i.e.
USD 1 = Rs. 66.65

b. Indirect Quotations:
Under a system of Indirect Quotations, the exchange rates are quoted where the unit(s) of
home currency remains constant against variable units of foreign currency. i.e.
Rs. 100/- = USD 1.52
In India we follow the direct method of quoting exchange rates since August 1993.



Types of Rates:

(i) Cash / Ready:
When the deal is entered into and its settlement is done on the very same day then it is known as Cash / Ready Rate.(T + 0)

(II) TOM:
When the deal is entered into but the settlement is done on the next working day then it is known as TOM.(T + 1)

(iii) Spot Rate :
Where the settlement is to take place after two working days from the date of contract. It is termed as "SPOT RATE." (T + 2)

(iv) FORWARD RATES:
All exchange rates quoted, where the settlement is to take place after the spot rate are termed as "FORWARD RATES" (T + > 2).
Forward Rates are generally quoted as a margin against the spot rate for currency concerned. The margin may represent either "PREMIUM" or "DISCOUNT". There is a facility of settlement of forward contract either on a fixed date or with an option of settlement within a period agreed which can be maximum one months period.

Premium:
Premium is a value of exchange in excess of spot rate. In relation to forward exchange rate, it means that the currency is dearer for future delivery than for the spot delivery i.e. currency is dearer for forward purchase than the spot purchase.

Discount:
Discount is a value of exchange below spot rate. In relation to forward exchange rate, it means that the currency is cheaper for future delivery than for the spot delivery i.e. cheaper for forward purchase than the spot purchase.

LIBOR (London Inter-Bank Offered Rate):
LIBOR is a daily reference rate based on the interest rates at which banks offer to lend funds to other banks in the London inter-bank market. LIBOR is published by the British Bankers Association (BBA) at 11:00 A.M London time , every day, and is a filtered average of interbank deposit rates offered by designated contributor banks, for maturities ranging from overnight to one year.

Society for Worldwide Interbank Financial Telecommunication is a co operative society created under Belgian law and having its corporate office at Brussels. It operates computer – guided communication system for transmission of international payment transfers messages in a secured system driven environment. Only authorized officials can access and decode the data / information / message
